    Homeowners who want a different rate or term, or who want to draw on the equity they have built.

    A new mortgage that replaces your current one. A rate-and-term refinance changes the rate or the length of the loan. A cash-out refinance draws on your equity. Refinancing may reduce your payment, subject to review, and we explain the costs first.

    A loan insured by the Federal Housing Administration and made through a lender. The insurance lets lenders accept smaller down payments and a wider range of credit, and it adds a mortgage insurance cost that we walk through with you.

    Eligible veterans, active service members, and surviving spouses.

    A loan backed by the Department of Veterans Affairs for those who have served. Eligible borrowers may be able to buy with no down payment and without monthly mortgage insurance. We confirm eligibility with you and explain the funding fee.

A bank's loan officer can offer that bank's loans. An independent broker compares wholesale lenders on your behalf and is not required to push one product, so the recommendation follows your situation, not one shelf of products.

From first conversation to closing

Working with us has four steps, from the first conversation to closing day. Nothing is instant, and nothing is promised before a lender has reviewed your file. Here is what happens at each stage.

  1. Tell us what you want to do

    A short call or the pre-qualification request: what you are buying or refinancing, where, and the rough numbers. No documents at this stage.

  2. We compare the options

    We take your situation to multiple wholesale lenders and come back with a comparison: rate, cost and terms side by side, and the trade-offs in plain words. You choose.

  3. The application and your documents

    Once you pick an option, we prepare the application for that lender. Pay stubs, statements and tax returns go through a secure borrower portal, never by email and never through this site.

  4. Underwriting and closing

    The lender's underwriter reviews the file and may ask for more. Approval is theirs to give and conditional until it is final. We stay on it with you through to closing day.
