Loan programs we compare across lenders

Fedrate Mortgage brokers residential and commercial loans in Texas and Florida, from a first home to an apartment building. Each suits a different situation, so we compare options across multiple lenders and explain the trade-offs before you commit.

  • Purchase

First-time buyers, move-up buyers, and anyone buying a primary home in Texas or Florida.

A mortgage for a home you are buying. We compare conventional and government-backed options across our lenders and explain what each one means for your down payment, your monthly cost, and how soon you can close.

  • Refinance

Homeowners who want a different rate or term, or who want to draw on the equity they have built.

A new mortgage that replaces your current one. A rate-and-term refinance changes the rate or the length of the loan. A cash-out refinance draws on your equity. Refinancing may reduce your payment, subject to review, and we explain the costs first.

    Read about refinancing
  • Conventional loan

Buyers and homeowners with steady, documented income and a good credit history.

A mortgage that is not backed by a government program, usually written to Fannie Mae and Freddie Mac guidelines. With good credit it is often the most cost-effective choice, and its mortgage insurance can come off as your equity grows.

    Read about conventional loans
  • FHA loan

Buyers with a smaller down payment saved, or a shorter or imperfect credit history.

A loan insured by the Federal Housing Administration and made through a lender. The insurance lets lenders accept smaller down payments and a wider range of credit, and it adds a mortgage insurance cost that we walk through with you.

  • VA loan

Eligible veterans, active service members, and surviving spouses.

A loan backed by the Department of Veterans Affairs for those who have served. Eligible borrowers may be able to buy with no down payment and without monthly mortgage insurance. We confirm eligibility with you and explain the funding fee.

  • Investment property

Investors buying or refinancing a rental home or a building of up to four units.

Finance for a property you rent out rather than live in, from a single house to a building of four units. Conventional loans suit many investors, and some lenders qualify the loan on the rent the property earns rather than on your personal income.

  • Home equity loans and HELOCs

Homeowners who want to borrow against their equity and keep their current first mortgage.

A second loan secured on your home, alongside the mortgage you already have. A home equity loan pays a lump sum, usually at a fixed rate, and a line of credit lets you draw as you need, usually at a variable rate.

    Read about home equity
  • Commercial loans

Business owners and investors buying, refinancing or building commercial property, including apartment buildings of five or more units.

Loans for property used for business or to earn income: offices, retail, industrial, mixed use and larger apartment buildings. We compare commercial lenders, SBA-backed programs and short-term finance, and explain the terms before you commit.

Why an independent broker

A bank's loan officer can offer that bank's loans. An independent broker compares wholesale lenders on your behalf and is not required to push one product, so the recommendation follows your situation, not one shelf of products.

  • Options compared, not assigned

We take your situation to multiple wholesale lenders and compare what comes back on rate, cost and terms. You see the comparison, not just the pick.

  • Not tied to one product

No single lender's loan has to win. If a conventional loan suits you better than an FHA loan, or the other way round, that is what we recommend.

  • Trade-offs in plain words

Every option carries a cost somewhere. A smaller down payment may mean mortgage insurance. A lower rate may mean points. We show where the cost sits before you choose.

  • When the answer is not us

Sometimes your own bank's offer is the better one. When that is the case, we say so, and you keep the comparison either way.

Start with the numbers

Three calculators for the questions that come first: what a monthly payment looks like, how much home fits a budget, and whether a refinance pays for itself. They are estimates to start a conversation, not an offer.

  1. Monthly payment

Principal and interest for a price, down payment, term and rate you choose, with taxes and insurance added where you know them.

    Open the calculator
  2. Home affordability

Works back from income, monthly debts and down payment to a price that fits, so you search with a number in mind.

    Open the calculator
  3. Refinance break-even

Sets the cost of refinancing against the monthly change to show how many months it takes to pay that cost back, if it does.

From first conversation to closing

Working with us has four steps, from the first conversation to closing day. Nothing is instant, and nothing is promised before a lender has reviewed your file. Here is what happens at each stage.

  1. Tell us what you want to do

A short call or the pre-qualification request: what you are buying or refinancing, where, and the rough numbers. No documents at this stage.

    Prepare for this step

Write down your goal, your timeline and the questions you want to ask.

  2. We compare the options

We take your situation to multiple wholesale lenders and come back with a comparison: rate, cost and terms side by side, and the trade-offs in plain words. You choose.

    Prepare for this step

Compare the term, upfront costs and monthly payment. Ask what assumptions are included.

  3. The application and your documents

Once you pick an option, we prepare the application for that lender. Pay stubs, statements and tax returns go through a secure borrower portal, never by email and never through this site.

    Prepare for this step

Use the secure portal provided for your application. Keep a list of outstanding requests.

  4. Underwriting and closing

The lender's underwriter reviews the file and may ask for more. Approval is theirs to give and conditional until it is final. We stay on it with you through to closing day.

    Prepare for this step

Read the final documents and ask about anything that differs from your expectations.

A little preparation goes a long way

Explore the process at your own pace. Compare loan programs, keep a preparation checklist, or look up an unfamiliar term. These tools help you organise your questions before a conversation, without sending any financial documents.

Start with a pre‑qualification request

Tell us what you want to do and where, and we come back with options compared across multiple wholesale lenders. A pre-qualification request starts it, and nothing is a commitment until a lender has reviewed your file.
