Home affordability

This works back from your income to a price. It takes the share of income you are willing to commit, subtracts the debts you already pay, and turns what is left into the loan and the price it supports.

Your figures

Car finance, student loans, minimum card payments. Not rent or utilities.

Your assumption to set. Lenders work to their own limits and they differ by program.

We do not publish a rate. Use one you have been quoted, or a figure you want to test.

Enter your figures to see an estimate here.

Price it supports
Loan amount
Housing budget a month
Of that, principal and interest

Blank optional costs count as zero. Include taxes, insurance, association dues and mortgage insurance where applicable. These estimates exclude other costs you have not entered.

These figures are estimates, worked out from the numbers you enter. They are not an offer of credit, a commitment to lend, or a rate lock. Your actual rate, payment and costs depend on a lender's review of your full application and on the property itself. Talk to us before you rely on anything here.

What it does

It follows one chain. Your income times the share you set is the budget for all debt. Take off what you already pay each month and the rest is the housing budget. Take off tax, insurance and dues if you have entered them, and what remains is what can go to principal and interest. That supports a loan, and the loan plus your down payment is a price.

The share of income is yours to set

There is no figure filled in, and that is deliberate. Lenders work to their own limits, those limits differ by program, and the number a lender will accept is not the same as the number you will be comfortable with for thirty years.

Try a few. The point of this calculator is to see how much the answer moves, not to arrive at one number.

What it does not tell you

Whether a lender would approve you. That depends on credit, employment history, the source of your down payment, the property, and more besides. This is arithmetic on the figures you typed. The loan programs pages set out what a lender will ask for.
