Monthly payment

This works out what a mortgage would cost each month: principal and interest, plus property tax, insurance and any dues if you know them. Put in a rate you have been quoted, because we do not publish one.

Your figures

We do not publish a rate. Use one you have been quoted, or a figure you want to test.

From the listing or the county, for the actual property.

Applies to some loans. We work out whether yours is one of them.

Enter your figures to see an estimate here.

Total a month
Principal and interest
Tax, insurance and dues
Loan amount
Interest over the full term

Blank optional costs count as zero. Include taxes, insurance, association dues and mortgage insurance where applicable. These estimates exclude other costs you have not entered.

These figures are estimates, worked out from the numbers you enter. They are not an offer of credit, a commitment to lend, or a rate lock. Your actual rate, payment and costs depend on a lender's review of your full application and on the property itself. Talk to us before you rely on anything here.

What it does

It uses the standard amortising payment: for a loan amount, a rate and a term, the level monthly figure that clears the balance by the end of it. Then it adds the parts that are not the loan, each only if you enter it: property tax, home insurance, association dues and mortgage insurance.

What moves the answer most

Change one field at a time and watch which ones matter.

  • The rate. A small change moves the payment more than most people expect, and it compounds across the whole term.
  • The term. A shorter one raises the monthly figure and lowers the total interest, often by a great deal.
  • The down payment. It reduces the loan, and past a point it also removes mortgage insurance on some loans.
  • Tax and insurance. These are set locally rather than by the lender, and in Texas and Florida they are a larger share of the monthly figure than many buyers expect. Why the state changes the numbers.

Why no rate is filled in

We do not publish a rate anywhere on this site. Rates move, and the one you are offered depends on your file, the property and the program, so a figure printed on a web page is out of date at best and misleading at worst.

Use a rate you have actually been quoted, or one you want to test. The arithmetic is the same either way. Ask us what you would be quoted.

  • Refinance break-even

Sets the cost of refinancing against the monthly change to show how many months it takes to pay that cost back, if it does.

Start with a pre‑qualification request

Tell us what you want to do and where, and we come back with options compared across multiple wholesale lenders. A pre-qualification request starts it, and nothing is a commitment until a lender has reviewed your file.
