Contact

You can call or email Fedrate Mortgage directly. Tell us what you want to do and where the property is, and we come back with options compared across multiple wholesale lenders, usually after a short conversation.

Send an enquiry

Provide your name, email, phone, property state, enquiry type and contact consent so we can reply. The other fields are optional. Sending this enquiry does not submit a loan application.

A preference is not a booked appointment. We will arrange a suitable time with you.

What to tell us

Whether you are buying or refinancing, roughly where the property is, and the numbers as you understand them today. That is enough to begin, and nothing you say at this stage commits you to anything.

What happens next

We take your situation to several wholesale lenders and come back with a comparison of rate, cost and terms, with the trade-offs in plain words. You choose from it. The loan programs page sets out what we broker.

A pre-qualification request is where this starts. It is not an approval. A lender reviews the full file, and the decision is theirs to make.

Please do not email documents

Do not send pay stubs, bank statements or tax returns by email, and do not send them through this website. There is no upload form here, and that is deliberate.

When the time comes, those go through a secure borrower portal built to hold them, and we will tell you how at the point it is needed.

From first conversation to closing

Working with us has four steps, from the first conversation to closing day. Nothing is instant, and nothing is promised before a lender has reviewed your file. Here is what happens at each stage.

  1. Tell us what you want to do

A short call or the pre-qualification request: what you are buying or refinancing, where, and the rough numbers. No documents at this stage.

    Prepare for this step

Write down your goal, your timeline and the questions you want to ask.

  2. We compare the options

We take your situation to multiple wholesale lenders and come back with a comparison: rate, cost and terms side by side, and the trade-offs in plain words. You choose.

    Prepare for this step

Compare the term, upfront costs and monthly payment. Ask what assumptions are included.

  3. The application and your documents

Once you pick an option, we prepare the application for that lender. Pay stubs, statements and tax returns go through a secure borrower portal, never by email and never through this site.

    Prepare for this step

Use the secure portal provided for your application. Keep a list of outstanding requests.

  4. Underwriting and closing

The lender's underwriter reviews the file and may ask for more. Approval is theirs to give and conditional until it is final. We stay on it with you through to closing day.

    Prepare for this step

Read the final documents and ask about anything that differs from your expectations.
